With most developments, large or small, there are many jobs undertaken to build infrastructure at for various parts of a development which all impact on the ultimate cost of the block of land or the unit.
Development Sales provides for a 3-tiered structure of costs – precincts, stages and lots. A Precinct would typically be the total development project which, in the case of a land subdivision, may span more then 1 year. A stage is a subset of the precinct and reflects a proposed sales release or, in the case of a multiunit development, a tower, wing or level in a tower. Lots are the individual parcels of land to be sold or individual units in a multiunit development.

How does it integrate with Job Cost?
Development Sales allows jobs from Timberline’s Job Costing module to be associated with any of the levels in the structure. For example, a job could be used to control the cost of sewerage and storm water for the overall development. This job would typically be linked to the precinct as the costs involved apply to the total project. Another job might be used to control the construction of a lake. This feature may only affect one stage within the precinct, so it would be associated with a stage. If the developer also builds houses, then the job to control the house construction would be associated with a lot.
What happens to the costs? When Development Sales is initially configured decisions are made as to how costs are to be prorated to the lower levels. Various methods can be employed including area, relative sale value, or some user defined rating method to prorate costs from the higher levels down. It is also possible to have a mix of proration methods based either on job cost codes or categories.
What about tracking sales? Development Sales is developed on the powerful Sage CRM platform. Details of the status of each lot is controlled as well as information about the purchaser. Complete sales reporting is available for sold and available lots. Standard documents such as contracts can be created to draw information automatically from the CRM database. Records of commissions (and commission splits) can be recorded against lots for sales commission calculation and reporting.
Can I track prospects? Development Sales allows prospect details to be added to a CRM database and linked to the properties in which they are interested. Prospects can then be reclassified as purchasers.
Can the system tell me what needs to be attended to? In addition to normal reports and inquiries, development sales is an event management system that allows reminders to be easily recorded against any record in the database. These reminders are integrated automatically into Microsoft Outlook as tasks. |
